THE CONSTRUCTION OF THE FIRST JOAORU RESIDENTIAL BUILDING IN NARVA HAS STARTED

On 13 December 2023, Ehitusfirma Rand ja Tuulberg AS started stage 1 construction works of the Raudsilla project commissioned by AS Vallikraavi Kinnisvara, which encompass the erection of the first apartment building and the parking house. There haven’t been any construction projects for new contemporary residential buildings in Narva for over 30 years, so it was quite a historic event for the city. A total of 5 apartment buildings are planned within this project. The buildings have quite a unique and outstanding shape; the architectural design has been prepared by the architectural bureau Molumba and Karli Luik. The first building will be situated on the embankment of Narva’s Joaoru area (address Raudsilla St. 1) with exclusive views to the Hermann Castle, Narva River, and the Ivangorod Fortress. These are exceptional views not only in terms of Narva and Estonia, but also from the European perspective. Narva’s city centre and old town is 1 km away and Narva’s Alexander’s Cathedral, the bus station and railway station, Narva River’s recreational area with its gorgeous nature and the promenade only 200 metres away. Narva has never offered residential spaces with such an exceptional location, views and design.

The first apartment building of Raudsilla 1 will have 6 floors and an additional rooftop floor. The closed net area of the building is 3250.0 m2. The building will be completed by the end of the first quarter of 2025.

Stage 1 of the construction of the parking house includes the building of 72 underground parking spaces and 64 above-ground spaces with a total of 136 parking spaces.

A festive ceremony was held on site on 13 December 2023 to celebrate the beginning of the construction works with the Mayor of Narva, Mr Jaan Toots attending. Under the instruction of a specialist, he installed a pile driver with a firm hand, thus commencing the construction works. The event was also picked up by the Estonian Public Broadcasting ERR and featured in the evening news on the Estonian- as well as Russian-language channels.

THE MOTOR BUILDING AT LEPATRIINU TEE 8 COMPLETED

18.12.2023

The construction works of a new two-storey stock-office type building (the Blue House) at Tänassilma Business Park, Jälgimäe Village are now complete. The building has an outstanding design and corresponds to the high modern-day standards such as the BREAAM certificate and energy class A. It additionally features excellent parking spaces around the building. Eye-catching blue tones have been used in the façade’s lighting solution. The building is located at a 15-minute drive from Tallinn city centre with excellent access via Pärnu road and Tallinn roundabout. The building has been designed for tech and vehicle businesses. The anchor tenant of the building is Flamenko, who has, in addition to passenger vehicle services, opened a full-service centre for caravans and motorhomes and the most contemporary technical inspection station.

The construction works were commissioned by R-Park Tänassilma OÜ (Restate).

THE NET SPORTS HALL NOW OPEN

In November 2023, the city of Tartu got a new big and versatile sports hall that offers badminton, beach volleyball, table tennis, padel tennis and group and strength training opportunities. A 15-metre climbing wall will also be completed soon. The building also includes spaces for organising workshops and seminars and a VIP-lounge for private meetings with a private steam sauna and traditional sauna.

The cost of constructing the sports hall was about 12 million euros and it features 7158.4 m2 of closed net area.

RECONSTRUCTION WORKS OF THE G BLOCK OF EAST TALLINN CENTRAL HOSPITAL COMPLETED

On Friday, 20 October 2023, the East Tallinn Central Hospital festively opened its reconstructed G block medical care unit, which was united with the already reconstructed L block and will now jointly bare the name of L block. The unit will accommodate the Eye Clinic, the Women’s Clinic, radiology, endoscopy, functional diagnostics, rehabilitation, infection control and haemodialysis services and the Children’s Clinic.

The reconstruction works of the block lasted for nearly two years with all spaces being renovated. The building has a total of over 6300 m2 of closed net area. The cost of the construction works was 13.3 million euros.

CONTRUCTION WORKS OF A NEW MEDICAL CENTRE AT MERIVÄLJA TEE 33 IN TALLINN STARTED

Merivälja Realestate OÜ and Ehitusfirma Rand ja Tuulberg AS have concluded a contract for the construction of a new medical centre at Merivälja tee.

The property at Merivälja tee 33 will accommodate a total of about 4500 m2 of rental spaces for providing business and medical services, 107 parking spaces and an additional 64 parking spaces for public use.

The author of the building’s architectural design is Kalle Vellevoog from JVR Architects.

The new building will be completed in summer 2025.

The construction works are led by Rein Pokk.

THE CONSTRUCTION OF AN ENERGY EFFICIENCY CLASS A OFFICE AND WAREHOUSE BUILDING ON THE EDGE OF TALLINN HAS STARTED

Ehitusfirma Rand ja Tuulberg AS has concluded an engineering and construction contract with Conus Assets OÜ for the erection of an office and warehouse building on the edge of Tallinn.

An office and warehouse building with energy efficiency class A will be erected on the property at Härgmäe 8/ Piimamehe 7, Tallinn to become a significant landmark in an area of Haabersti city district on the edge of Tallinn which is a part of the common area still quite sparsely occupied. The total area of the building is 8000 m2.

The construction works will be led by project manager Andres Allik, the project manager of the engineering works is Triinu Kaaret-Pocci.

The building will be completed by the end of 2024.

ON MONDAY, 4 SEPTEMBER, A RAFTER PARTY WAS HELD FOR THE FIRST STAGE OF THE KVARTAL EXTENSION

The first stage of the extension of the Kvartal Shopping Centre, which opened its doors in Tartu in 2016, began in April 2023. During the course of the extension, two floors of office space will be added to the side of Kvartal, along Turu Street. Construction will be completed in the spring of 2024, at a cost of nearly EUR 11 million.

The work must be carried out in a functioning downtown shopping centre, which poses a major challenge to delivering material to the site, installing cranes, as well as ensuring the safety of the shopping centre’s customers.

The extension will add 6,600 m2 of office space.

VILJANDI TERVIKUM RAFTER PARTY

07.09.2023

On Friday, 11 August, a rafter party was held at the Viljandi County Hospital and Health Centre TERVIKUM. The building has reached its height at all levels, and the rafter party marks the completion of the next important stage of construction.

The building, being built in the centre of Viljandi, will be completed by the summer of 2025. Approximately 500 medical workers will be able to start working in the nearly 23,000 square metre building, offering family physician services, various testing possibilities, medical specialist and emergency medicine appointments, and rehabilitation facilities all under one roof.

HANZA MECHANICS TARTU RAFTER PARTY

07.09.2023

On Thursday, 10 August, a rafter party was held for the construction of the extension to the production building under construction in Vahi small town, Silikaadi 6, Tartu County. While the cornerstone was laid at the beginning of July, a little over a month ago, the building has now reached its designed height.

The new extension of the HANZA Mechanics Tartu production building has a net enclosed area of approximately 3700 square metres. The building will be completed in early 2024. By that time, the transport gallery between the existing building and the new production building will also have been completed.

CORNERSTONE LAID FOR NEW HANZA MECHANICS TARTU SHEET METAL PLANT

07.09.2023

On 6 July 2023, the cornerstone was laid for the new sheet metal plant of international metalworking company HANZA Mechanics Tartu. The new plant will cover an area of approximately 3,700 square metres, and the contracting entity will be investing around EUR 9.5 million in the construction of the plant building.

A gallery connecting the new and the old plant building will be built, facilitating logistics between the buildings.

Construction will be completed in January 2024.

THE APARTMENT BUILDING AT 3 SIILI STREET WAS SHORTLISTED FOR AN AWARD IN THE CATEGORY OF COMPLETE APARTMENT BUILDING AND OUTDOOR COMPLEX

We are pleased to announce that on 29 June, the City of Tartu named Siili 3 – a gorgeous apartment building and outdoor area located in Tartu, developed by Vallikraavi Kinnisvara and built by the Ehitusfirma Rand ja Tuulberg – a winner in the category of ‘Comprehensive apartment building and outdoor complex of the year 2022’.

The Siili Kvartal will become the most attractive new comprehensive residential area in Tartu, where construction of eight modern apartment buildings are planned on an area of approx. 4.2 ha. CORNERSTONE ALSO LAID IN CEREMONY AT THE UUS-RINGI FACILITY IN THE JÜRI TECHNOLOGY PARK

On 15 June, a festive cornerstone laying ceremony was held at the Jüri Technology Park – the office, production and service centre to be built on Uus-Ringi Tee registered immovables 6, 8, 10, and 12. The building will be built in accordance with the requirements of the LEED certificate. A solar park is planned for the building.

In the future, the building will produce and provide after-sales service for machines and equipment that are used in the production of medicinal products around the world. The building has an area of ​​more than 7500 m2. 

Nearly 200 top specialists will be employed in the new biotechnology production unit. The parent company of Repligen Estonia is Repligen Corporation, which is a US biotechnology innovator and listed on the New York Stock Exchange.

The building will be completed in 2024.

THE FIRST BUILDING OF THE TÄNASSILMA BUSINESS PARK RECEIVED ITS RAFTERS

On Thursday, 8 June, the rafter party for the first ‘blue’ building took place in the Tänassilma Technology Park.

The wreath was taken down by Markus Matthews, project manager at Ehitusfirma Rand ja Tuulberg AS, and Toomas Kuusk, project manager at Restate Property Developers OÜ.

The tenants of the Blue House are companies providing vehicle-related services (maintenance/repair/inspection), which will be moving into the house in September/October 2023.

CORNERSTONE LAID FOR THE VILJANDI COUNTY HOSPITAL AND HEALTH CENTRE TERVIKUM

Today, 2 June, the cornerstone was laid in a ceremony for the Viljandi County hospital and health centre TERVIKUM.

The 23,000 m² building, with a construction cost of EUR 104 million, including VAT, will be completed in June 2025, and will provide new working conditions for nearly 500 medical workers, which in turn will bring together various treatment options conveniently under one roof for the people of Viljandi County.

In his address, Raivo Rand noted that TERVIKUM is the first building in the 30-year history of AS Ehitusfirma Rand ja Tuulberg where construction was not started by the company, although during this time there has not been a single building where construction was not completed.

Construction of the Viljandi County hospital and health centre TERVIKUM is supported by the European Regional Development Fund and the Ministry of Social Affairs through the measure for the modernisation of health centres and the state budget. On 12 May 2023, the European Commission also approved a proposal to support the construction of the Viljandi TERVIKUM with EUR 72 million from the Recovery and Resilience Facility (RRF), with an implementing decision by the EU Council expected in mid-June.

RAFTER PARTY FOR REBASE 17 APARTMENT BUILDING

On Thursday, 25 May, a rafter party was held for the Rebase 17 apartment building in the Siili Kvartal of Tartu. While the cornerstone for the building was laid in February, it was today, three months later, that the building has reached its designed height.
Rebase 17 is the third and largest apartment building under construction in the Siili Kvartal. The total enclosed net floor area of the building is approx. 6323 square metres, and there will be 100 apartments with 1 to 5 rooms.

EHITUSFIRMA RAND JA TUULBERG AS AND HANZA MECHANIC TARU AS HAVE SINGED A CONTRACT FOR THE CONSTRUCTION OF AN EXTENTION OF THE PRODUCTION BUILDING OF HANZA MECHANICS TARTU

AS Hanza Machanics Tartu is expanding a production building at Silikaadi 6 in Vahi, Tartu County. The surface area of the extension is 3,700 m2 and the construction works will be completed by the end of 2023.
AS Hanza Machanics Tartu and AS Ehitusfirma Rand ja Tuulberg concluded a contract for the construction works. The contract includes demolishing the current PVC hall, building a new, modern production building, constructing access roads and traffic routes. The work will be challenging due to the fact that work will continue in the production building on the plot during the construction works.

The construction work will be managed by project manager Eke Kurg.

THE FIRST STONE OF THE TUULE SPORTS HALL WAS LAID

The first stone of the Tuule Sports Hall, the construction of which started on the property at Talli 2 in Jüri small town last September, was laid yesterday, on 17 January 2023. The event was made special by the fact that the first stone was also laid for the Rae upper secondary school building located next to it, which is being built by Merko Ehitus Eesti AS. The conceptual design ‘Plane’ created by KOKO arhitektid OÜ won the architectural competition for both buildings.

The enclosed net area of the sports hall is approximately 2,300 m². The cost of the construction works including VAT is 9.7 million euros, and the construction works are financed by Rae rural municipality.

VILJANDI COUNTY HOSPITAL AND HEALTH CENTRE TERVIKUM

The consortium Ehitusfirma Rand ja Tuulberg AS and Ehitustrust AS signed an agreement with Riigi Kinnisvara AS and SA Viljandi Haigla to complete the construction of the Viljandi county hospital and health centre Tervikum.

The building, which has an enclosed net area of 23,000 m², will create new working conditions for the health and social system of the entire county, and bring together family doctors of the city of Viljandi, various research opportunities, medical specialists, emergency medicine, and rehabilitation opportunities in a unique complex in the Baltics.

The project manager of the construction company Rand ja Tuulberg AS is Aivar Kullas. The building will be completed in 2025.

Ehitusfirma Rand ja Tuulberg AS has signed a contract for design and construction works with Ringtee Kinnistud OÜ for the construction of a special-purpose commercial building on the registered immovables of Uus-Ringi tee 6, 8, 10, and 12 in Jüri, rural municipality of Rae.

The appearance of the building will be striking. It will be low (mainly consisting of two floors), but long and narrow, and the central section will be built around an old oak tree growing on the plot. The first floor will have higher ceilings and will house production and warehousing premises, as well as a recreational area in the central zone, which will boast a great view of the powerful oak tree from high windows. The second floor will be of a regular height and will be used for office premises. In addition to everything else, the lighting solution and the interior architecture of the office floor will also be unique.

The construction works will be managed by project manager Joonas Matteus, and the design works by the design project manager Triinu Kaaret-Pocci.

The works will be completed in the first quarter of 2024.

A CONTRACT FOR THE RECONSTRUCTION OF WING G OF THE IDA-VIRU CENTRAL HOSPITAL WAS SIGNED

31.01.2022

Construction company Rand ja Tuulberg AS signed a contract to perform construction works at the Ida-Viru Central Hospital on 19 January 2022.

Most of the premises will be modernised during the course of reconstruction.

Following reconstruction, the Women’s Clinic; Day-Patient Surgery Department, Department of Functional Diagnostics, Rehabilitation Centre, Endoscopy Department, Radiology Department, Haemodialysis Department, Children’s Clinic, Eye Clinic and training rooms will be located in the modernised building.

The Clinic of Internal Medicine is the largest clinic in Ida-Viru Central Hospital, housing essential modern workrooms, wards and equipment.

The reconstruction of the Wing G will create modern facilities for the patients and the employees of Ida-Viru Central Hospital.

Construction work is being led by Project Manager Eke Kurg.
The reconstructed building of the Wing G of the Ida-Viru Central Hospital will be completed by autumn 2023.

THE CORNERSTONE OF JÕHVI BASIC SCHOOL WAS LAID

On 16 September 2021, the cornerstone of Jõhvi Basic School was laid. The following representatives of the Jõhvi Rural Municipality Government were present at the cornerstone ceremony: Maris Toomel, Rural Municipality Mayor, Max Kaur and Jüri Konrad, Assistant Rural Municipality Mayors, Natalia Abel, Rural Municipality Government Architect, and Jevgeni Korniltsev, Construction Project Manager. Jõhvi Basic School was represented by Tatjana Ait, Headmaster of Jõhvi Upper Secondary School, Liina Mihkelson, Headmaster of Jõhvi Basic School, and Jevgeni Fedorenko, Headmaster of Jõhvi Sports School.

Construction manager Lauri Matteus and the entire project team of Ehitusfirma Rand and Tuulberg AS were present to represent the company.

The latest copies of local newspapers and a Jewe coin were placed inside the time capsule.

A representative of Ehitusfirma Rand ja Tuulberg confirmed that the construction of the school building is on schedule despite the current shortage of raw materials.

The new school building will be erected on Hariduse tänav to replace the old study facilities of the old school building demolished last autumn. The new building was designed by the architectural bureau Kauss Arhitektuur.

EHITUSFIRMA RAND JA TUULBERG AS WILL DESIGN AND CONSTRUCT THE EXTENSION OF THE PRODUCTION BUILDING OF AQUAPHOR INTERNATIONAL IN NARVA

Aquaphor International OÜ and Ehitusfirma Rand ja Tuulberg AS have signed a contract for the design and construction of the extension of an existing production building located at 35a Kadastiku Street, Narva. As a result of the works, 11,000 m2 of production and warehouse space will be created and equipped with the most modern technology. In the extension of the building, the client is planning to manufacture POE water filters, which have a higher added value, thereby expanding their product profile.

The project manager for the extension is Rein Pokk and the works will be completed by spring 2022.

A CONTRACT FOR THE HANZA MECHANICS PRODUCTION FACILITY WAS SIGNED

Ehitusfirma Rand ja Tuulberg AS and Hanza Mechanics Tartu AS signed a contract for the construction of a production building in Tartu rural municipality, Vahi Industrial Park.

This contract is special because it is the longest procured construction work in the history of the company. The first price offer for the design and construction works was submitted in the spring of 2015. Many years have passed, during which a number of quotes for different design variants were prepared and submitted, before the contract was finally concluded and the tender declared successful.

The construction work will be managed by project manager Eke Kurg.

The factory building will be completed in the first quarter of 2022.

BUILDER OF THE YEAR 2020 IS JOONAS MATTEUS

Joonas Matteus, project manager of Ehitusfirma Rand and Tuulberg AS, is Builder of the Year 2020!

The Builder of the Year title has been awarded since 2009. The aim of the Builder of the Year competition is to find the construction manager whose work has been recognised by the client, architect, designer, as well as the person exercising owner supervision of the construction object managed by them. The aim of the competition is to promote the profession of builders and recognise the best in their field.

‘A building as a whole and each floor separately is like a tailor-made suit, made exactly to fit the wearer. This meant that the design had to take place at the same time as the planning and execution of the construction works. Despite all these challenges, we finished the building on time.’ The project manager is being modest here, because Pharma Plaza was actually completed before the deadline, which might not necessarily be rare these days, but is definitely worth noting. If you look at the feedback from those involved on the project manager’s work, Joonas Matteus’ work on the construction site, his team, maintenance of the construction site, and meeting the deadlines were rated very good by the client, architect, builder, designer, and the person exercising owner supervision.’

The contracting entity of the health centre and office building at 1 Töökoja Street is Pharma Plaza OÜ. The total closed net area of the building is more than 15,000 m², and the largest tenant is the private medical clinic Confido Healthcare Group OÜ. The building was completed in the summer. The building is located in a promising medical campus in the Veerenni Quarter. Model design was fully used in the design and construction of the health centre and office building. The construction process was complicated by the fact that the final operational functions of the building were specified and clarified during the construction works.

Opening party of the Fortaco factory building

At the end of September, the opening party of the Fortaco factory building took place. The party was attended by representatives of both Fortaco Group Eesti and Ehitusfirma Rand ja Tuulberg AS. With its 500 employees, the Narva factory of Fortaco Group is one of the largest employers in Narva. The new factory will create another 100–200 jobs in the future.

The area of the new factory building is 9700 m2 and it has been created for manufacturing high-quality steel and metal parts for the car and shipping industry.

RAFTER PARTY IN THE PARKING HOUSE OF THE NORTH ESTONIA MEDICAL CENTRE

On Friday, 9 October, a rafter party was held in the parking house of the North Estonia Medical Centre. As per tradition, the wreath was cut at the highest point of the building. The wreath was brought down by Lauri Matteus, construction manager of Ehitusfirma Rand & Tuulberg AS, and Agris Peedu, chairman of the management board of the North Estonia Medical Centre Foundation.

By now, all concrete work has been completed and the parking house is planned to be completed in the first quarter of 2021. The building will have 500 parking spaces on four above-ground and two underground floors. Furthermore, 14 charging points for electric cars are planned for the building.

Tartu office was relocated by the Emajõgi River

As of 7 September 2020, the office of Ehitusfirma Rand & Tuulberg AS is located at the new address Paju tn 2, Tartu, 4th floor.

Paju 2 is located in the centre of Tartu and is the first LEED Gold certified building in Tartu that meets the requirements of nearly zero-energy buildings. The building offers excellent access and convenient parking for both customers and employees. Those coming by car can get to the office building from Pikk tänav and there are 250 parking spaces on the premises.

It is also located in a light traffic hub, where the Turu bridge, the walking area by the Emajõgi River from the Town Hall Square, and cycle and pedestrian tracks by Anne Canal from Annelinn meet. In addition, there are public parking areas around the building.

The cornerstone of the parking building of the North Estonia Medical Centre at 32 Retke tee was laid on 19 June 2020. The cornerstone ceremony was attended by representatives of the North Estonia Medical Centre, including Agris Peedu, Chairman of the Board, Peep Talving, Member of the Board, and Mairo Hirmo, Head of the Infrastructure Department. Other attendees included Lauri Laats, Mustamäe City District Elder, as well as representatives of Ehitusfirma Rand ja Tuulberg – Chairman of the Board Taivo Täht and the entire project team of Ehitusfirma Rand ja Tuulberg AS, as well as Construction Manager Lauri Matteus.

The stainless steel time capsule which was placed in the cornerstone contains a journal of the North Estonia Medical Centre, an FFP3 mask, a rapid test kit for COVID-19, a newspaper of the Mustamäe district, a memory stick containing the building design documentation, and a model car, which is a somewhat unusual but relevant item to be included in the time capsule.

A representative of Ehitusfirma Rand ja Tuulberg confirmed that the construction of the parking building is progressing according to plan. The building will have 500 parking spaces on four above-ground and two underground floors. The building will also have 14 charging points for electric cars. Representatives of both the North Estonia Medical Centre and the Mustamäe city district were delighted about the parking building. The building will improve parking in the surrounding area and will be completed in the first quarter of 2021.

Laohotell II, rafter party

On 6 May, a rafter party was held for the second stage of Laohotell in Hüüru, Saue municipality. The traditional rafter party was held in celebration of reaching the maximum height of the building. The spruce wreath was taken down by construction engineer Tanel Sults from Harju Elekter AS.

Due to the national emergency situation, the rafter party was only attended by 15 people, to whom a speech was given by Aron Kuhi-Thalfeldt, board member of Harju Elekter AS. The party was also attended by Endel Palla, chairman of the board of Harju Elekter AS, and construction manager Lauri Matteus, representative of Ehitusfirma Rand ja Tuulberg AS.

The building is located in the Allika industrial park on the outskirts of Tallinn, where Ehitusfirma Rand ja Tuulberg AS has previously constructed stages I, II, and III of production building Stera and the first stage of Laohotell.

The construction is organised by Ehitusfirma Rand ja Tuulberg AS, the project manager is Markus Matteus. The closed net area of the building is 4,000 m² and it will be finished in the fall of 2020.

RAFTER PARTY AT FORTACO FACTORY

On 31 January, a rafter party took place at the Fortaco factory building in Narva. The traditional rafter party was held in celebration of reaching the maximum height of the building. The spruce wreath was taken down by Lars Hellberg, representative of Fortaco Group, and Larissa Shabunova, representative of Fortaco Eesti.

Nearly 50 people participated at the rafter party. Speeches were given by Lars Hellberg, representative of Fortaco Group; Larissa Shabunova, representative of Fortaco Eesti; and Lauri Matteus, Construction Manager at Ehitusfirma Rand ja Tuulberg AS.

The total area of the factory building intended for manufacturing high-quality steel and metal products for the automotive and shipping industry is 9,700 m². High-tech production equipment will be installed in the building. The project manager of the construction is Andres Allik and the works will be completed in July 2020.

OPENING OF THE DELTA BUILDING

Yesterday, on 29 January, the new Delta Centre was opened in Tartu. The teaching and research facility will be home to the University of Tartu’s Institute of Computer Science, Institute of Mathematics and Statistics, School of Economics and Business Administration, Centre for Entrepreneurship and Innovation, and some of the laboratories of the Institute of Technology.

The total area of the four-storey building is approximately 17,500 m2 and the car park underneath the building adds another 4,600 m2. The total cost of the construction of the teaching and research facility was 28,425,600 euros, including VAT. The construction of the Delta Centre was funded by the European Regional Development Fund, the Republic of Estonia, and the University of Tartu.

Professor Toomas Asser, Rector of the University of Tartu, pointed out in his speech that the Delta Centre is already a landmark in Tartu. The centre will most certainly become a focal point of innovative ideas in terms of content, where the Estonian economy will be taken to a new level of development on the basis of science.

The centre was built by AS Ehitusfirma Rand ja Tuulberg and AS Ehitustrust.

THE CONCESSION FOR THE PARKING GARAGE OF THE NORTH ESTONIA MEDICAL CENTRE FOUNDATION WAS SIGNED

Ehitusfirma Rand ja Tuulberg AS and SA Põhja-Eesti Regionaalhaigla have signed a contract for services for the construction of a parking garage next to the North Estonia Medical Centre at 32 Retke tee.

The new 500-space parking garage will have four floors above ground and two below. In addition, 14 charging stations for electric cars have been designed for the building.

The parking garage will be completed in the first quarter of 2021.

RAFTER PARTY AT THE HEALTH CENTRE AND OFFICE BUILDING AT 1 TÖÖKOJA STREET

On 4 October 2019, a rafter party took place at the health centre and office building at 1 Töökoja Street. The traditional rafter party was held in celebration of reaching the maximum height of the building. The medical building under construction is 8 storeys tall. The spruce wreath was taken down with a saw by Raivo Rand, Member of the Council of Ehitusfirma Rand & Tuulberg AS, and Tarmo Laanetu, representative of Pharma Plaza OÜ.

Confido Healthcare Group OÜ, a private medical clinic, will operate on three floors as the anchor tenant of the building. The futuristic building is constructed in a medical campus with great perspective. Building information modelling (BIM) is used in all parts of the design and construction of the health centre and office building.

The construction works are carried out by Ehitusfirma Rand ja Tuulberg AS with Joonas Matteus acting as project manager. The closed net area of the building to be completed in summer 2020 exceeds 15,000 m².

THE CORNERSTONE OF FORTACO FACTORY, LINDA 22, NARVA

30.09.2019

On 18 September 2019, the cornerstone was laid for the Fortaco factory building at Linda 22, Narva. The cornerstone ceremony was attended by representatives of Fortaco Group, including Lars Hellberg and Larissa Shabunova, representative of Fortaco Estonia, Jelena Golubeva, representative of the city of Narva, a representative of Swedbank Estonia, and Hannu Heinonen, advisor to the minister at the Finnish Embassy. The construction company Rand & Tuulberg AS was represented by Raivo Rand, member of the council, and Janno Meriloo, member of the management board, as well as the entire project team of Rand & Tuulberg AS construction company, and Lauri Matteus, construction manager.

Representatives of the construction company Rand & Tuulberg AS confirmed that the construction of the building is progressing well. The total area of the building planned for the production of high quality steel and metal products for the automotive and shipping industries is 9,700 m2. The building is to be equipped with high-tech production equipment. The construction project manager is Andres Allik and the completion of the factory building is scheduled for July 2020.

A CONTRACT WAS SIGNED FOR THE RECONSTRUCTION AND EXPANSION WORKS OF BLOCKS A, B, AND E OF THE TARTU UNIVERSITY HOSPITAL AT 8 L. PUUSEPA STREET

Ehitusfirma Rand ja Tuulberg AS and SA Tartu Ülikooli Kliinikum have signed a contract for services for the partial reconstruction works of blocks A, B, and E at 8 Puusepa Street, Tartu. The area of the planned works is 5,390 m2.

Blocks B and E of the Maarjamõisa Medical Campus of the Tartu University Hospital are historical sections of the complex that have depreciated over the years. During the construction works, the dining hall and kitchen of the hospital will be expanded and renovated. The kitchen area of block E will be connected to blocks B and F on the basement floor; on the first floor, the dining hall of block E will be expanded to the existing kitchen area. The kitchen and dining hall are planned to be connected to the expansion of block C (stage 3 of construction), during the building of which, the old block C will be demolished.

During the construction of the kitchen and dining hall, block E of the building will be partially demolished. The gallery connecting blocks B and C and parts thereof will also be demolished.

Construction works at the hospital are unique in that they must not disturb the operation of the hospital system. Works must be done in small sections and the daily activities of the hospital must remain unaffected.

The reconstructed section of the hospital will be completed in summer 2020.

A contract for the Fortaco production facility was signed

Ehitusfirma Rand ja Tuulberg AS and Linda Properties OÜ have signed a contract for the construction of a factory building on Linda Street in the centre of Narva for Fortaco Estonia OÜ, a subsidiary of Fortaco Group. Kimmo Raunio, Vice President of Fortaco Group OY, stands on the left in the photo – an agreement is reached. The total area of the factory building for the production of high-quality steel and metal products for the automotive and shipbuilding industry is 9,700 m². High-tech production equipment is planned for the building.

This contract and project is special for the construction company because the procurement process was the longest one in the company’s history. The first bid was submitted in the autumn of 2015. Until the conclusion of the contract and the successful completion of the procurement, a considerable number of quotes for different building variants and types of contracts, including construction, design and construction contracting, and financing, design, and construction contracting, was submitted over the past years. It has taken enough time that some of the employees involved in this procurement, both in the contracting company and in the construction company, have already left.

The construction work will be managed by project manager Andres Allik. The production building will be completed in summer 2020.

Ehitusfirma Rand ja Tuulberg AS have been building in Narva practically without breaks since 2012.

The Rafter Party of the University of Tartu Centre for Entrepreneurship

On 2 August 2019, the University of Tartu Centre for Entrepreneurship held a rafter party. The traditional rafter party was held in celebration of achieving the maximum height of the building. The peak of the Delta complex is 20 metres high. The spruce wreath was taken down with a saw by Toomas Asser, the Rector of the University of Tartu, and Urmas Klaas, the Mayor of Tartu.

Nearly a hundred people attended the rafter party; speeches were given by Toomas Asser, the Rector of the University of Tartu; Urmas Klaas, the Mayor of Tartu; Taivo Täht, Chairman of the Board of the construction company Rand & Tuulberg; and Toomas Noorem, member of the Board of the Tartu Science Park who spoke on behalf of the lessees. Täht assured that the construction works are on schedule and that the building will be ready on the promised term.

The building of the University of Tartu Centre for Entrepreneurship will be connected with the Delta research building through glass galleries and the basement. The building has a double facade on the Southern and street sides that serves as a sun protection and connects the Centre for Entrepreneurship with the Delta research building. The Centre for Entrepreneurship will have a flat roof with SBS roofing and installed solar panels.

The construction works of the University of Tartu Centre for Entrepreneurship at the Delta complex are carried out by the construction company Rand & Tuulberg AS, the object manager is Rainer Põvvat and Ehitustrust AS, the project manager is Erki Kukka. The closed net area of the building is 4,339 m2 and the building will be completed in 2020.

OFFICE BUILDING AT TÖÖKOJA ST. 1, TALLINN GOT A CORNERSTONE

On the 30th of May, the 8-storey health and office building at Töökoja st. 1, Tallinn got a cornerstone. The representatives of Pharma Plaza OÜ, mr. Tarmo Laanetu; business partners from Sweden Fredrik Gyllenhammar and Oskar Svensson; project architect Rein Murula; Rain Laane, chairman of the board of the Health Insurance Fund and of course the team of Ehitusfirma Rand ja Tuulberg AS participated the ceremony.

The stainless capsule contained the building’s planning historical overview, rendered photos of the coming building from Rein Murula office, the daily newspaper Äripäev, the 50-euro banknote and the business card of Tarmo Laanetu. In addition, a health magazine was placed in the capsule, which is bit unconventional but goes with the building idea very well.

The representatives of Ehitusfirma Rand ja Tuulberg AS confirmed that the building’s construction works are in a very good shape and everything is on schedule. The closed net area of the office building is more than 15 000 m². As the largest tenant of the building is Confido Healthcare Group OÜ, a private health care clinic, will operate on three floors. The future building is located in prospective medical campus in area. BIM-designing has been used throughout the design and building process. The project manager is Joonas Matteus and the building is planned to be finished by the summer 2020.

Office building at Paju st. 2, Tartu got a cornerstone

On the 30th of April, the 16-storey office building at Paju st.2, Tartu got a cornerstone. The representatives of Kvintett Kinnisvara AS, mr. Aivar Tuulberg; Ehitustrust AS, mr. Kaido Somelar and the Mayor of Tartu, mr. Urmas Klaas and of course the team of Ehitusfima Rand ja Tuulberg AS participated the ceremony.

The stainless capsule contained the building’s planning historical overview and it came out that the planning started already in 2006. The documents connected to the architectural competition; Estonia’s 100th anniversary silver coin with a certificate and a Miriam Jaspis stone which is bit unconventional but should bring success in business decisions and protect the building and people in the building, were put into the capsule.

The representatives of Ehitusfirma Rand ja Tuulberg AS confirmed that the building’s construction works are in a very good shape and everything is on schedule. The closed net area of the office building and parking house is all together 13 496,8 m² and the site contains 250 parking spaces. There will be a cafe/restaurant, lobby and technical rooms on the 1st floor of the building and the remaining 14 floors are planned to be office spaces with different solutions. The future office building is very accessible by different means of transport and also on foot and as it is situated right next to the pedestrian bridge, there is a very easy and fast connection with the city center. The building is planned a way so there would be a lot of natural light in the working environment. The project manager is Aivar Kullas and the building is planned to be finished by the summer 2020.

Tartu University Delta building topping out ceremony

27.03.2019

On the 26th of March a topping out ceremony of Tartu University Delta building took place in Tartu. The traditional topping out ceremony celebrated the maximum height of the building. The highest point of the building is 20 meters. The spruce branches wreath was brought down by the head of Tartu University, mr. Toomas Asser. There were around hundred people participating the ceremony. Speeches were made by the head of Tartu University, mr Toomas Asser; Debuty Mayor of Tartu, mr. Madis Lepajõe and the chairman of board of Ehitusfirma Rand ja Tuulberg, mr. Taivo Täht. Mr. Taivo Täht assured that the construction works are on schedule and will be completed by the agreed deadline. He also said that at the moment there are working around 100 construction workers on the site every day but during the final construction phase the number of workers will probably rise up to 300.

Tartu University Delta building construction works are done by Ehitusfirma Rand ja Tuulberg and Ehitustrust AS. The closed net area of the building is 23 273,3 m² and the building will be completed by the end of 2019.

Construction works of Tartu University Business Center

Ehitusfirma Rand ja Tuulberg AS in cooperation with Ehitustrust AS signed a construction contract with Tartu University to build a new Business Center at Narva st. 18/20, Tartu. The Business Center will have one underground floor and 5 floors on the ground. The closed net area of the building is 4339 m² and cost of the construction works is  6 179 464 euros. Tartu University Business Center will be connected to the Delta building (IT center) through its glass galleries and basement. There is double facade on the building’s south side which works as a sun protection and also connects the new building with the Delta building. The Business Center will have SBS covered roof where solar panels will be installed as well. The project manager of Ehitusfirma Rand ja Tuulberg is Eke Kurg. The building will be ready by 2020.

New production building in Narva Industrial park was opened

26.03.2019

Waldchnep OÜ opened its new office and production building in Narva Industrial park on the 21st of March. The owner of Waldhnep OÜ, mr. Aare Pihelgas, the representatives of Ehitusfirma Rand ja Tuulberg AS and SA Ida-Virumaa Tööstusalade Arendus and also the Debuty Mayor of Narva city participated the opening ceremony.

The closed net are of the office nad production building is 3411,7 m². The building has gas heating system and LED luminaires throughout the building and also outside of it.. The facade of the building is designed to celebrate the 100th anniversary of Estonia. One part of the production building’s facade is covered with EV100 logos. The architect of Narva city praised officially the building’s facade solution. Also, it is important to note that there are some interesting solutions from the interior design point of view. One wall in reception is covered with the bricks that originate from the historical Kreenholm factory facade that is located in Narva. EV100 logos on the facade, historical Kreenholm bricks and new production building create something special- as if this was the meeting point of the past and future. Waldchnep OÜ is creates jobs for more than 50 people.

Construction works of a new office building in Tartu

Ehitusfirma Rand ja Tuulberg AS in cooperation with Ehitustrust OÜ signed a construction contract with Kvintett Kinnisvara OÜ for building an office building at Paju street 2, Tartu. The closed net area of the building is 7166 m². The office building with 16 floors and the parking house for 280 cars is planned to be built on the area between the Anne canal and pedestrian bridge. Also it is important to notice that the distance between the future office building and the already existing residential buildings is sufficient.

There will be a cafe/restoran, lobby and technical rooms on the 1st floor of the building and the remaining 14 floors are planned to be office spaces with different solutions. Vaba Lava Narva theater center opened its doors

03.12.2018

On the 23rd of November 2017, Ehitusfirma Rand & Tuulberg AS and Vaba Lava SA signed a construction contract for the reconstruction works of the old Baltijetsi factory to a theater center in Narva. On the 1st of December 2018, the new theater center was opened. The building has three floors and the closed net area is over 2600 m². The special facade is made of scrap iron- the industrial waste of the old Fortaco factory building in Narva and is designed by the architectural bureau Allianss Arhitektid. The black-box style theater hall with 216 seats (the theater hall fits up to 500 people) was built in the same room where formerly Baltijetsi factory’s club room was situated and where allegedly the great Russian pop singer and music producer Alla Bugatšova performed. There is also a smaller studio hall with 50 seats for smaller events, tv and radio studio of Eesti Rahvusringhääling, cafe-gallery area and of course technical and office spaces. Shopping center “Eeden” in Tartu was opened

26.11.2018

On the 23rd of November 2018, shopping center “Eeden” was opened. 26 000 m² construction and reconstruction works were done by Ehitusfirma Rand & Tuulberg AS and Ehitustrust AS. There are 72 different shops, service and entertainment areas in the building. The main part of the shopping mall has two floors and soon a cinema center will be built on the third floor. The building’s facade is built of hollow panels which is covered with black perforated tin. Behind the black perforated tin, there is LED luminaries. Read more about the building here.

 

 

Construction works of a new apartment building in Tallinn

11.10.2018

Ehitusfirma Rand ja Tuulberg AS and Vallikraavi Kinnisvara AS signed a construction contract to build an apartment building at Ümera 28b, Tallinn. There will be 8 floors in the apartment building. As the heating and ventilation system used in this building is very modern, it helps to provide a healthy and comfortable indoor climate. The 64 well planned apartments will have 1 to 4 rooms and the net surfaces range in  34,3m² to 74,8m². The apartments will be finished with natural and quality finishing products and will be equipped with high-quality sanitary ware. Most apartments have balconies. On the zero floor, there are storage rooms, utility rooms and 15 sheltered parking spaces. Rest of the parking spaces are situated next to the building, on the parking lot. The property has a children’s playground and landscaping, which is ideal for families with children. In addition, shops, schools and kindergartens are located nearby. Aquaphor production building in Sillamäe got a cornerstone

On the 30th of August Aquaphor production building in Sillamäe got a cornerstone. The closed net area is around 17 000 m² and the closed net area of the building to be reconstructed is around 5000 m². It is already third building that Ehitusfirma Rand & Tuulberg AS is constructing for Westaqua-Invest OÜ. The first cornerstone of the I stage of the production building in Sillamäe is located around 15 meters from the newest cornerstone. One of the owners of West-Aqua Invest OÜ, mr. Joseph Schmidt; the CEO of the Estonian branch, mr. Valeri lavrov; many employees of this company; city council chairman and Debuty Mayor of Sillamäe; the owners and representatives of Ehitusfirma Rand & Tuulberg AS and others participated the ceremony. The design works for the buildings extension and reconstruction works is done by RTG Projektbüroo AS; roads, sites and external routes are build by RTS Infraehitus OÜ and reinforced concrete elements assembling is done by  Savekate OÜ. All above-mentioned companies belong to Rand&Tuulberg Grupp. The construction works are planned to be finished in summer 2019. Sillamäe city has also decided to reconstruct the L. Tolstoi street next to the large Aquaphor production building. This means the entire important city quarter is going to get a new look. The L. Tolstoi street reconstruction works are done by RTS Infraehitus OÜ.

Construction works of a new business building in Tartu

Ehitusfirma Rand & Tuulberg AS and Fausto Capital OÜ signed a contract for the construction works of a business building at Vaba 54/Kuu51 in Tartu. The closed net area of the building is 3423,4 m². The new business building will have mostly glass facade; three floors on the ground and one underground parking floor. The second and third floor will be for Telia Eesti AS branch in Tartu and different kind of service and retail companys are going to be on the first floor of the building. Tartu University Delta building got a cornerstone

16.08.2018

On the 16th of August the future IT center or as it is called Tartu University Delta building got its cornerstone. There where over 70 people participating in this ceremonial event. Among others, the head of Tartu university mr. Toomas Asser; the major of Tartu city, mr. Urmas Klaas; the board members of Ehitusfirma Rand ja Tuulberg AS and Ehitustrust AS and the site project team attended the event. During the demoliton works of the old building, a “time capsule” filled with different historical items was found. For example there were the Tartu National University’s structure and staff members in 1984/1985 academic year; newspaper “Rahva Hääl” from 1940; design of the laboratory extension works from 1960 etc. All these items will be presented in the new Tartu University Delta building. The capsule of the new house was filled with some scarfs, certificates, a little robot etc and of course the construction design of the building we are constructing today. There will be a underground floor for parking and technical rooms and 4 floors on the ground. L- shaped building will have two wings. Longer wing is built along the riverside. In addition to the classrooms, lecture halls and offices, there will be a café and other open areas on the first floor. By the riverside it is planned to build staircases and sitting areas which are connected with the IT center but as well with the park. The Delta building is planned to be completed by the end of 2019.

New office-healthcare building and parking house in Tallinn

On the 13th of August Ehitusfirma Rand ja Tuulberg AS and Pharma Plaza OÜ signed two contracts. Design and construction works contract to build an office-healthcare building at Töökoja st.1 and a parking house at Töökoja st. 4, Tallinn.  The new office-healthcare building’s closed net area is about 15 200 m². There will be three floors of parking lots in the parking house and the closed net area is around 3000 m². In the new office-healthcare center will be one underground floor and eight on the ground floors. For producing the hot water in the building, the solar panels will be installed on the roof. Architecture wise the building has very interesting curved shape. Large part of the facade is covered with ‘from the floor to ceiling’ windows which provide in addition to the lighting designed inside the building, also high amount of natural light to the working environment. To reduce the amount of the solar radiation, the lamella covers will be installed on the facade. The project manager is Joonas Matteus who also lead the construction works of the building at Töökoja 2, Tallinn.

 

Waldchnep OÜ tootmishoone sai nurgakivi

On the 8th of August OÜ Waldchnep production building in Narva Industrial park got a cornerstone. Office and production building’s closed net are is more than 3400m². It is important to note that the building is celebrating also Estonia’s 100th birthday as part of its facade is covered with the Estonia 100 years logos. In addition to mr. Aare Pihelgas, the representative of Waldchnep OÜ, the mayor of Narva, the representatives of SA Ida-Viru Industrial Areas and AS Ehitusfirma Rand & Tuulberg attended on the important event. The building should be ready by spring 2019.

New court house in Tallinn was opened

On the 18th of July, new court house at Lubja 4, Tallinn was opened. In this building start working Harju county court, Northen Distrtict Procecuter’s Office and Cenetre of Registers and Information Systems. Speeches were made by the representatives of Ehitusfirma Rand ja Tuulberg AS and Astlanda Ehitus OÜ, the Minister of Justice and others. The building has seven floors on the ground and three unerground floors and its net floor area is over 25 000 m². Thanks to very carefully selected quality materials and designed LED lighting, the building is very energy efficiency. Production building in Narva Industrial Park

The closed net area of the building will be over 3000 m² and project manager will be our very professional and experienced project manager Kristjan Kotkas.

Topping-out ceremony at Vaba Lava in Narva

On the 24th of April a topping-out ceremony for Vaba Lava building took place in Narva. The project manager is Joonas Matteus and the site manager Arto Tõnnis. This building will be a very unique place in Narva city where everyone can enjoy different kind of cultural events.  There will be a black-box type theater with 220 seats and also offices and technical rooms; tv and radio studio for Eesti Rahvusringhääling; auditorium for children’s theater “Ilmarine” and also café and gallery area. Best building of 2017- apartment building at Kitsas 5, Tartu!

We are happy to announce that on the 8th of March the city of Tartu named the apartment building at Kitsas st 5, Tartu built by Ehitusfirma Rand ja Tuulberg and developed by Vallikraavi Kinnisvara, one of the best buildings of 2017 in Tartu.

The apartment building situates right in the heart of Tartu and has three floors. The apartment building is surrounded with park and sidewalks which keeps it away from the city noise but at the same time all the good restaurants and culture is just few steps away. The unique location, modern architecture, high quality materials and beautiful views create an environment that meets the taste of the most demanding client.

It is a stylish building with logical spatial structure. Through three floors, there are 15 apartments. Two and three bedroom apartments are situated on the first and second floor and 4 bedroom apartments are built on the third floor. There is a spacious and luminous staircase that connects the two apartment blocks and courtyard area. All the apartments have a cozy balcony or spacious terrace with the views on Toomemägi or theater Vanemuine.

Construction works of Aquaphor production building

On the 31st of January Ehitusfirma Rand & Tuulberg AS and Westaqua-Invest OÜ signed a design-construction contract for the reconstruction and extension works of Aquaphor production building in Sillamäe, Estonia. The volume of the extension works is about 17 000m² and for the reconstruction works it is about 5000m². Ehitusfirma Rand & Tuulberg AS has built two other production buildings for the same company in Sillamäe and Narva. This building will be completed in summer 2019.

Mustamäe health center opened its doors

On the 5th of July 2017, Ehitusfirma Rand ja Tuulberg AS and Lääne-Tallinna Keskhaigla AS  signed a contract of design and construction works for Mustamäe healthcare center at Ehitajate street 27, Tallinn. We are proud to announce that yesterday, on the 16th of January, 2018 the building was opened. One of the owners of Ehitusfirma Rand ja Tuulberg AS, mr. Raivo Rand, said that the cooperation between the contracting entity and Ehitusfirma Rand ja Tuulberg was good. He emphasized that the completion deadline was reasonable which gave both sides the possibility to think through and later carry out all aspects in the design and construction process. The building has four floors plus one underground floor. The new Mustamäe health center will be accommodating rehabilitation center,  general practitioner and specialists center, training center, pharmacy etc.

The interior decoration is based on the principle of authenticity and closeness to nature, which together with modern facade and modern technical systems offer a high quality balanced environment for patients and staff. Above the atrium, there is a large roof window which provides an additional sunlight access to the building. The new and spectacular building will open its doors for patients on the 1st of February. Kohtla-Järve Industrial park was opened

On the 12th of January, Kohtla-Järve industrial park was opened. Within the consortium of RTS Infra Construction OÜ, Ehitusfirma Rand & Tuulberg AS and Wesico Project OÜ we excavated and filled over 40 000 m³ of soil, built over 15 000 m² of asphalth roads and installed over 17 km of pipes and cables for different routes which was carried out within the design and construction project. Construction works of IT center in Tartu

On the 27th of december 2017, Ehitusfirma Rand ja Tuulberg AS in cooperation with Ehitustrust AS signed a contract for the construction works of IT center at Narva mnt 19/20, Tartu. Contract costs 28,4 million euros and the closed net are is over 23 000 m².

There will be a underground floor for parking and technical rooms and 4 floors on the ground. L- shaped building will have two wings. Longer wing is built along the riverside. In addition to the classrooms, lecture halls and offices, there will be a café and other open areas on the first floor. By the riverside it is planned to build staircases and sitting areas which are connected with the IT center but as well with the park.

The building is designed in a way that it would be possible to use energy very efficiently but without the great need on compromises in the architectural quality. Large windows will be on the first and second floor so that the beautiful view on the river and park wouldn’t be lost. On the third and fourth floor there are bit smaller windows to avoid overheating the smaller rooms.

As the number of the storeys is different among the building, the load of the building is very uneven. In addition, due to the location by the river it is necessary to take into calculation also the peat soil and soil water levels which is why the building will be built on the bored piles foundation.

The project manager of the construction works is Eke Kurg and the IT center is planned to be completed by the end of 2019.

New production builing in Narva got a cornerstone

On the 29th of november 2017 a new office-production building at Kadastiku 29a in Narva Industrial park got a cornerstone. The contracting authority is Primatek Coatings OÜ. The representatives of Primatek from Russia, mayor of Narva, representatives of Ehitusfirma Rand ja Tuulberg AS and Ida-Virumaa Tööstusalade Arendus SA took part of the ceremonial cornerstone event.

Primatek is a company that produces a wide range of paints and laquers for industrial and infrastructure use. In this factory they are planning to start producing powder paints. At the moment we are constructing the I stage of 2000 m² but it has a perspective for extension works about 8000 m² of total area.  Ehitusfirma Rand & Tuulberg is  designing, constructing and financing this project. Design Works are done by RTG Projektbüroo AS which is a subsidiary company of Rand & Tuulberg Group.

Primatek Coatings OÜ is planning to make the building facade one of the most striking in the Industrial park.

 

From old Baltijetsi factory to new theater center

On the 23rd of November Ehitusfirma Rand & Tuulberg AS and Vaba Lava SA signed a contract for the reconstruction works of the old Baltijetsi factory to a culture center in Narva.

A famous old electronics factory will be reconstructed to a modern culture and leisure center. The building has three floors and its closed net area is about 2600 m².

This building will be a very unique place in Narva city where everyone can enjoy different kind of cultural events.  There will be a black-box type theater with 220 seats and also offices and technical rooms; tv and radio studio for Eesti Rahvusringhääling; auditorium for children’s theater “Ilmarine” and also café and gallery area. “Katla Maja” got a cornerstone

Yesterday, on the 28th of June, an apartment building at Rumbi 4, Tallinn, got a cornerstone. The apartment building will be built near to the Cultural Hub and the development is named Katla Maja (Boiler House) that indicates to the industrial history of the region. During the excavation the support wall of Stuart redoubt that was built in 1703 will be preserved and also during the demolition works some of the walls of the old gas factory, that was built in 1913, will be preserved as well. Dominating materials are Cor-Ten steel, brick and on the first-floor fiber concrete facade board and glass facade. Aforesaid refers to the industrial and stylish appearance. At the same time, the interior of the building is very modern and energy-efficient. The new apartment building will be completed in the first half of the year 2018.

Welement AS opened officially the doors of the modern factory

On the 14th of June a new prefabricated wood elements factory Welement AS opened its doors in Tartu, Estonia. Welement AS is the newest member of Rand&Tuulberg Group.  The new factory is the most modern prefabricated wood elements production building in Estonia. Welement AS is using Weinmann production line that allows producing large volumes faster and with better quality.

“Our team comprises 20 people and in 2017 we have mainly focused on the markets in Sweden, Norway and Finland but we also have some great plans for the Estonian market”, said Lauri Tuulberg, the CEO of Welement AS.

The office building and factory of Welement AS was designed by RTG Projektbüroo and built by Ehitusfirma Rand ja Tuulberg.

Construction of new apartment buildings in Tartu

Ehitusfirma Rand ja Tuulberg AS and Vallikraavi Kinnisvara AS signed a contract for the construction works of 2-storey apartment buildings at Ladva street 1 and Ladva street 3, Tartu.

The 2- storey wooden facade apartment buildings that will be completed in spring 2018 will have family friendly and well-designed apartments. The one and two bedroom apartments at Ladva street 1 will be with a net surface of 51,1 – 65,6 m² The one, two, and three bedroom apartments at Ladva street 3 will be with a net surface of 51,1 m² – 83,9 m². All the apartments have either balconies or terraces.  Healthy and comfortable indoor climate are guaranteed with the modern heating and ventilation system that helps to keep the energy consumption on a lower level. Topping-out ceremony at Mustamäe Health Center

On the 16th of May, a topping-out ceremony was held at Mustamäe Healthcare centre. The topping out ceremony is important because it shows that the building has achieved its final structural height and works that “bring the building to life” can start. It is a tradition to thank builders for their good work during the topping-out ceremony. Rein Pokk, the project manager of Ehitusfirma Rand & Tuulberg said that the construction works are going well and according to plans.

On the 5th of July, Ehitusfirma Rand & Tuulberg AS and Lääne-Tallinna Keskhaigla AS  signed a contract of design and construction works for Mustamäe healthcare centre at Ehitajate street 27, Tallinn. New building will be with the total area of 6806 m². New and modern health centre will be finished by the end of 2017.

Ehitusfirma Rand & Tuulberg AS and Liven Kinnisvara OÜ signed a contract for the construction works of a 5-storey apartment building at Rumbi street 4, Tallinn. The apartment building will be built near to the Cultural Hub and the developement is named Katla Maja (Boiler House) that indicates to the industustrial history of the region. The high ceilings and wide wooden framed windows will guarantee the access of natural light into the apartments. There are 52 apartments and it is possible to park the cars in the underground parking lot or in the yard. The total area of the building is 5722,6 square meters and the construction is planned to be finished in the beginning of 2018. The construction works of the building are lead by our professional project manager Andres Allik.

Construction project of 2016 was Kvartal shopping center

On the 26th of February, Estonian Association of architecural and consulting engineering companies annouced the best construction project of 2016. The best construction project was shopping center “Kvartal” in Tartu which was designed by Tari AS, built by Ehitusfirma Rand & Tuulberg AS and Ehitustrust AS. Construction of the “Kvartal” shopping center was an interesting and challenging project for Ehitusfirma Rand & Tuulberg. We would like to thank our partners for the great cooperation during this project and hopefully many new joint projects are yet to arrive.

On the 7th of November, Ehitusfirma Rand & Tuulberg in cooperation with Astlanda Ehitus signed a contract with Riigi Kinnisvara AS to build a new courthouse at Lubja 4, Tallinn. Contract costs 29,9 miljon euros. Project manager of Ehitusfirma Rand & Tuulberg, Aivar Kullas, who will be leading the work at the site, is one of our most experienced project managers.

The building has seven floors on the ground and three unerground floors and its net floor area is over 25 000 m2. Thanks to very carefully selected quality materials and designed LED lighting, the building is very energy efficiency.

Warehouse and Stera production building are getting cornerstones

21.10.2016

Today, on the 21st of October, 2016, warehouse at angerja street 42, Harku county and Stera production building at angerja street 53, Harku county, will get cornerstones. Buildings are built by Ehitusfirma Rand ja Tuulberg AS and designed by  Architect OÜ. Contracting authority is Harju Elekter AS.

Stera production building involves production, dyeing and storing of low energy consumption and reducing material intensity metal products. Building consists  three administrative common rooms and production surfaces. New building will be with the total area of 7962 m².

As for the warehouse, the surfaces of the building will possibly be rented out for storage spaces and/or small scale productions. New building will be with the total area of 4102 m² and it is divided into separate office- administrative common rooms and technical rooms.

It is significant that both buildings get all the necessary energy from the installed solar system and all the excess energy will be sold to Eesti Energia AS.

On the 5th of July, Ehitusfirma Rand ja Tuulberg AS and Lääne-Tallinna Keskhaigla AS  signed a contract of design and construction works for Mustamäe healthcare center at Ehitajate street 27, Tallinn. New building will be with the total area of 6806 m².

The new healthcare center will have four floors. On the first floor there will be created a rehabilitation center, farmacy and a cafeteria. On the second floor will be situating rooms for specialised doctors and training center. On the third and fourth floor will be a general practitioners center and administration rooms. Wardrobe for staff; storing rooms; technical room and also a parking lot with 30 places for the employees is situated on the ground floor.

The interior decoration is based on the principle of authenticity and closeness to nature, which together with modern facade and modern technical systems offer a high quality balanced environment for patients and staff. Above the atrium, there is a large roof window which provides an additional sunlight access to the building.

Keila hospital was opened

On the 3rd of May, a hospital and nursing home of the Foundation PJV Hooldusravi that was reconstructed by Ehitusfirma Rand & Tuulberg, was opened. Nursing home is situated in Keila. A symbolic key was given to mr Anders Tsahkna by our construction manager Lauri Matteus.

Estonian Road Administration awarded Kurna traffic junction to be the best construction project in 2015

On the 15th of April, Estonian Road Administration awarded the best in construction field in 2015. The best construction project was Kurna traffic junction where the prime contractors were Ehitusfirma Rand & Tuulberg AS (project manager: Lauri Matteus) in collaboration with RTS Infraehitus OÜ (project manager: Rein-Erik Kaar).

In the Road Administration Year book, it is written exactly what was built during the construction. During the project, a dangerous section of road in Tallinn circuit was reconstructed to I class road with 2 + 2 driving lanes. Kurna interchange junction with 2.7 km Tuhala road section on a new track, 1.52 km of non-motorised traffic routes, non-motorised traffic tunnel and viaduct.

For enviromental measures they also built a lenght of 300m of wall for the reduction of the noise pollution and 5 ponds for the rainwater drainage. While constructing, special attention was paid on the architectural design, lanscaping and lighting.

On Friday, 15th of April, at 12.00 a new prefabricated wood elements production building in Tartu will get a corner stone. Welement AS belongs to Rand & Tuulberg Grupp AS. Among others, mayor of Tartu, and rector of Estonian University of Life Science will attend the event.

The new factory is the most modern prefabricated wood elements production building in Estonia. Welement AS is usin Weinmann production line that allows to produce large volumes faster and with better quality. The investment to this factory is 6 million euros and it wil be able to provide work up to 60 people. The factory will be completed in the fall of 2016 by Ehitusfirma Rand ja Tuulberg AS.

The board member Lauri Tuulberg thinks the main goal of the Welement team is to contribute to Estonian prefabricated wood elements sphere and hopefully to rais it to a new level. ” I am sure that the use of timber will increase also in the big construction sphere and we want to be sure to speak on this subject and contribute into this sphere, instead of standing beside.”, said Tuulberg. The board member Raivo Rand is convinced that the new factory gives the possibility to use modern solutions in construction. He also brought out the fact that most of the production is export-oriented and it will give also the possibility to export also more Estonian construction.

 

Cornerstone for one of the most modern medical centers in Nordic countries!

On the 5th of April, new seven-storey medical and wellness center, built by Ehitusfirma Rand and Tuulberg AS, got a cornerstone.  Building’s net surface exceeds 11 600 square meters and in 2017 the center will be offering the services of the most modern medical laboratory and health services in Nordic countries. The building will be low-enery and sustainable technologies have also been taking into account in construction. On the concrete part of outside facade new innovative concrete crust with titanium dioxide will be used. Read more.

Maxima Distribution center was opened!

08.02.2016

On the 5th of february Maxima distribution center with net surface of 45 000 m2 was officially opened. There are three storages and 130 platforms for receiving goods. Ehitusfirma Rand ja Tuulberg that was the prime contractor of this project, used 15 000 m3 of concrete in the construction of the building. The distribution center is also nominated for the title of the concrete building of the year.

Mr. Raivo Rand, the member of council of Ehitusfirma Rand ja Tuulberg said that Maxima distribution center was one of the most important projects in 2015. Mr. Rand emphasized the importance and singularity of the building, “Maxima distribution center is one of the largest and undoubtedly most modern in Estonia. We had an oppurtunity to use very new and interesting materials. For example the roof of the distribution center is covered with SBS material that reflects back the sun light and protects the building for overheating.”

Maxima Eesti OÜ chief executive officer, Vygintas Šapokas, noted in his speech that during construction, Ehitusfirma Rand ja Tuulberg followed all the interim completion dates and final deadlines agreed from the beginning. See photos of the building here!

New business and office building in Tallinn

On the 19th of november, 2015, Ehitusfirma Rand ja Tuulberg AS and Veerenni Tervisekeskus OÜ signed a contract for the construction works of a new business and office building at Töökoja 2, Tallinn. The new building is going to have 7 floors. First floor will be for the commercial use, second and third for the parking lot and forth to seventh floor will be constructed for offices. August 25, 2015 Ehitusfirma Rand & Tuulberg Ltd and Ülemiste ärimaja Ltd.  signed a contract for the construction works of an office building and parking lot on Peterburi road 2f, Tallinn.

Ehitusfirma Rand & Tuulberg began with the construction works in september 2015, andthe constuction is planned to finish in september 2016. The new building will have seven floors and a total area of ​​8483 square meters.

Office and parking building built by Ehitusfirma Rand & Tuulberg Ltd will be architecturally unique in terms of the shape of the facade, which is covered with a ceramic stone. Innovative spacious multi-level office spaces will create another perspective of the traditional office spaces. Large windows will guarantee the access of natural light in the offices. And also it is important not to overview the beautiful view to the Tallinn old town, Ülemiste lake and powerful traffic junction that combines the traffic of cars, trains and ships.
